Jaci started her first property management company in Broken Bow, Oklahoma in 2020. What began with one cabin quickly grew by word of mouth as she helped other owners manage and market their short-term rentals
As her own rental portfolio expanded, she continued managing The Stratton House in Decatur, which became the beginning of her Wise County hosting journey. By 2026, with more local properties, new clients, and a growing demand for furnished stays, it was time to give the Wise County side of the business its own name: Wise County Stays.
Wise County Stays may be a new brand, but it is not a new company. It is built on years of hands-on hosting, guest communication, property care, and real-world rental experience.
Born and raised in Decatur, Texas, Jaci is proud to welcome guests from all over the U.S. to her home county and help them experience Wise County with comfort, ease, and local hospitality.

Not necessarily. With short-term rentals, stays typically average 2–3 days, and the property is professionally cleaned and inspected after every checkout. This allows our team to stay on top of maintenance, lawn care, damages, and any issues that may come up. For mid-term rentals, we require a professional cleaning every 30 days to help ensure the home stays clean, cared for, and properly maintained throughout the stay.
We handle the day-to-day details that make short-term rental ownership easier. This includes marketing your property, managing guest inquiries and bookings, coordinating check-in and check-out, handling payments, scheduling cleanings, communicating with guests, and helping oversee maintenance needs as they come up. Our goal is to keep your property running smoothly while creating a professional, welcoming experience for every guest.
Full service property management starts at 25%, and co-hosting starts at 20% plus a $39 management fee charged to each guests
For full-service management, we use trust accounting. This means we collect all reservation funds, reconcile everything at the end of the month, and prepare a professional manager’s statement for your records. Owner statements are sent by the 15th of the following month, along with your payout via ACH directly to your bank account. For co-hosting, reservation funds are deposited directly into your bank account. By the 1st of each month, we send an invoice for our management commission and any billable time or services from the previous month.
Your property needs to be fully furnished, functional, and guest-ready before it goes live. This includes comfortable furniture, quality bedding, linens, towels, kitchen utensils, working appliances, and all the essentials guests need for a smooth stay. The home must also be thoroughly cleaned and stocked with a starter set of supplies. During onboarding, we help walk you through this process so your property is properly prepared before welcoming its first guests.
